CONSTRUCTION MANAGEMENT
Our Construction Management System supervises the project from start to finish. Everyone that is part of the project has an assignment and a time frame of when their assigned activity is to take place.

The Project is scheduled Design through Construction completion. The schedule allows design time, permitting, solicitation of bidders, pricing and actual construction time. The period before construction takes place includes contractibility reviews—logistics and product compatibility—making sure everything works and will fit in the space provided. Comparisons are made of the specified materials and equipment versus alternate materials and equipment to compare first cost and long term cost to see what provides the most benefit.
During construction the contractors are managed to achieve the original cost estimate, the schedule and the utmost measure of quality on a safely run site. All involved are kept up to speed on the project through on-line reporting with a hard copy monthly of information regarding any concerns, cost data to date, scheduling and pending issues.
At the completion of the project, the Owner is provided Operation and Maintenance Manuals with warranties from each vendor/subcontractor, along with maintenance data for the material/equipment installed. If requested the systems start up and demonstration to the Owner's staff on how the items operate can be videotaped for the Owner's use.
GENERAL CONTRACTING - Competitive Bid/Negotiated Bid
With Competitive Bid,The Owner has an Architect design the project and issue the drawings to prospective bidders and the project is contracted to the lowest responsible bidder. The Owner gets the very best price, but the contract documents usually have issues that lead to unforeseen changes and the price of the project goes up. The Contractor has to use the lowest subcontractor if they want to win the project. The lowest is never the best and many times cannot finance or staff the project as needed which leads to scheduling problems.
With Negotiated Bid, the owner selects several Contractors to provide pricing then meets with each Contractor to discuss the project start to finish. This gives the Owner a better understanding of any contract document issues, time issues, or sub-contractor issues and usually results in the Owner getting a much better product at a very competitive price with reasonably good sub-contractors.
C.C. Borden Construction Inc. uses many of the principles of our Construction Management program on bid projects.
DESIGN BUILDDesign Build allows the project to start and be constructed quicker that the Construction Management process or Hard Bid. C.C. Borden Construction, Inc. reviews the needs of a project and brings on board an Architectural Firm that will meet the needs of your project.
The Owner does not have to manage the Architect or the Contractor. The Construction Manager contractor handles it all!
C.C. Borden Construction, Inc. follows the principles of our Construction Management plan to manage this type of project.
MAINTENANCE
C.C. Borden Construction, Inc. can handle all your maintenance needs. We have annual contracts in which we take care of building or site related problems from minor door repair to several hundred thousand dollars in work.
GREEN BUILDING
All of our projects are constructed with the principles LEED Building applied. Quite often the project can be "tweaked slightly" and registered at no additional cost and become LEED Certified.
